Appreciation in Value of Rhodes Ranch Homes Hit a Historic Record!!
Since the first sales of new homes in Rhodes Ranch in 1997, values have never been higher ($252.40 per square foot* average for the last 90 days). This is a result of high demand from owner-occupied and investor buyers, low inventory, the desirability of our guard-gated golf course Community, and low mortgage interest rates.
We should expect some slowing of appreciation due to interest rates increasing by about 2% in the last few months (reducing possible buyers), plus the supply increasing (from a 24 day supply in January to a current 75 day supply).
If you are considering selling, there may not be a better time than RIGHT NOW!

We will adjust for these and other factors when we prepare an accurate Market Analysis for YOU if you are a buyer or a seller. NOTE: All of our statistics are derived from the REALTORS Multiple Listing Service (MLS). If a home was not sold through MLS, even though we are aware of the sale, it is not included in The Rhodes Ranch Report.
Update on HOA Projects
The contractor for remodeling the locker rooms in the Recreation Center has been selected by the Board of Directors (BOD). A designer is assisting with choosing the finish materials. Then the work will begin.
Per Nevada law our HOA will need to remove "non-functional" or "decorative" natural turf by 2026. Our application with the Southern Nevada Water Authority to qualify for their rebate program has been approved. The Board of Directors (BOD) notified the community at the 6/1/22 special BOD meeting that the HOA will request that vendors submit written/sealed bids on the work that will be outsourced. These bids would be opened at the 7/21/22 BOD meeting. Some of the work will be completed by the HOA landscape crew.
The process of painting community walls, mailboxes, street light poles, view fencing, etc. is being prioritized and a scope of work report will be prepared for the BOD to then request for bids.
UPDATES ON PROJECTS BEYOND OUR GATE
The Fort Apache road improvement project from our gate north to Warm Springs is now completed except for the street lights being activated. The once single lane,uneven, bumpy and dark at night road is now 2 lanes with a large bike lane and street lights. Next will be improvements from our gate south to Blue Diamond will continue.
Durango Casino and Resort (SW corner of 215 and Durango) is well under construction and should be completed by Station Casinos in late 2023. It will feature 83,000 square feet of casino area, 200 rooms, restaurants, sports book, pool and meeting/convention space.
The Uncommons mixed-use development at the SE corner of 215 and Durango will begin opening to the public in August 2022. For more information read this article from Channel 13.
